When considering cheap fees and online agents we accept the majority of buyers will look online. However, most buyers we deal with like to communicate with local agents. It is a people’s business and in our experience buyers want to deal with a reputable local agent with knowledge of local properties and the local areas. Our overall stock level in the area will ensure buyers want to register with us and that is why we have an unrivalled database of potential purchasers to work with. Sellers who decide to use online agents have one hit and then hope. If the online agent does not have any early success they are totally reliant on new visitors to the property portals. Online agents and their clients will not have a local database of buyers to work with or other stock to tempt buyers in to promote your home alongside. We believe the database of a local estate agency is worth paying nothing up front for but a reasonable fee at the end of a sale.

We also offer a ‘DISCREET’ selling service. For your own reasons you may not want others to be aware your property is available for sale. We have had a lot of recent success working for clients in this way and at all levels of the market including homes over £1m. Our investment for many years in marketing ensures we are always working with a huge database of buyers we can turn to even if your property is not advertised.

To achieve the best results we manage our buyer database daily and contact them with regular updates by telephone, email and post. In many ways matching people to property with old fashioned hard work and effort. We actually keep in touch with buyers. We do not rely on computers and risk missing opportunities or sales.

We offer FREE glossy brochures for every property no matter what value or what size it may be. First impressions count so an impressive brochure is supplied to represent our client’s home in the best way possible. This includes FREE excellent photography, FREE floor plans and a FREE comprehensive written description of your property. A copy of every brochure is available online for buyers to read through. It is hard to believe in this day and age some companies still charge up front for these services.

Your home will benefit from the most extensive range of Newspaper and Magazine advertising in the areas we cover offering all our clients the MAXIMUM exposure possible for their property. When we say we will do everything possible to sell your home we back this up financially by investing in making sure your home is seen. They say it only takes one buyer and our aim is to make sure your home is always seen so that one person sees it at the right time.

Our exposure includes at least TWO to THREE ‘FULL’ pages of advertising in the following publications:

The Somerset Life, the Cheddar Valley Gazette, the Wells Journal, the Shepton Mallet Journal, the Central Somerset Gazette and a page every month in the Isle of Wedmore News and also the Cheddar Pages. We now advertise in the Bristol Property Live and on occasions the Western Daily Press as well as ensuring our brand is seen in several smaller local booklets.

We have also secured pages 3, 4 and 5 in the local newspaper property supplements as well as a very noticeable banner advert in the property supplement itself. These prime positions can be used to create excellent exposure for our client’s properties as well as helping to attract further buyers to increase our database of potential purchasers looking to buy.

In addition we have a larger than average presence on the major online property portals. This includes prominent advertising with the market leader Rightmove as well as Zoopla and Prime Location. With all three we have options to offer our clients premium listings as well as the rare opportunity to have your property seen at the top of all local Rightmove listings as a ‘featured’ property.

We do not subscribe to a relatively new property portal ‘On The Market’. It is in theory an estate agency owned website introduced to try to tackle the rising fees being paid to the established property portals. Instead we have remained committed to the biggest three portals, Zoopla and Prime Location as well as Rightmove which is the largest and most successful. Our aim is to sell our clients properties and not to protect the interests of the company. ‘On the Market’ is receiving fewer leads compared to the main three portals and importantly they all supply us with new buyers every day of the week.

We also advertise all of our properties online with The Country Life magazine and when land and or equestrian options are applicable we can use the Horse & Hound.

We recently started advertising our ‘Signature Homes’ brand monthly in the Country Life magazine itself. Our adverts which will include selected individual properties will be seen within their monthly property collection which is a special edition once a month and will also attract more buyers.

Back in 2013 we started advertising with Millfield School and also secured prime space in their ‘Windmill’ magazine which is distributed throughout the year. This has been very successful so far and sees our full page advert within the magazine distributed to over 13,500 current and ex-Millfield parents.

We are always looking at other options for advertising and will continue to do so. As an independent family firm we are able to adapt our marketing and advertising to suit a property and this is something we will look to do if fortunate enough to work with you.

Once a sale is achieved we go on to offer an after sales service our existing clients applaud us for. We are always in touch with the buyers, sellers and their solicitors. Our determination to keep on top of the sale to make sure it is progressing as it should be ensures any problems are dealt with early and efficiently. Problems will occur and how quickly and efficiently we deal with them makes the difference in the outcome. Solicitors will often contact us to request our assistance with files. They know we are hardworking and on top of things. You will be pleased to know that we treat this part of the sale as importantly as finding the buyer in the first place. Once we have secured the right person we do not want to risk losing them in any way.

By law you will need to provide an energy performance certificate (EPC). These can easily be arranged at competitive rates through a local supplier available at short notice. Often deals are available which may include a free EPC, if not this is the only charge a seller will incur when looking to sell their home. An EPC will last for 10 years so it is also possible one will already exist on the central register. The EPC belongs to the property and not the person.
