Location

Borough Mews, The Borough, WEDMORE BS28 4EB.

NB: The existing site is known as The Borough Yard and falls with the Sedgemoor District Council area.

Some Brief History

Previously known as The Borough Yard the current building has been used commercially by local firms since 1937. With deeds dating back to 1691 we are aware that in 1937 the land was used as a builders yard by the Withers Family. The yard at the time consisted of a carpenters, blacksmith shop with forge, cement store, ironmongers store and a paint store. The Gould Family took over in 1969 running their own family building company which also included a DIY business and store. The Gould family continued to trade from the site through to 2002 when the main building was converted in to offices and storage. Still owned by the Gould family planning permission has recently been secured to convert the building in the yard into five retail shops or offices.

Terms

Based on the current plans for the development prices start at just £400.00 per calendar month for the smallest of the seven units. All incoming tenants will be expected to sign a lease, usually for a 5 year period with the relevant breaks and rent reviews included. We strongly advise all tenants to seek independent legal advise before entering into any agreement. The landlords are likely to expect any commercial tenant to provide evidence of a track record (last 3 years accounts) as well as two trade references, a landlord reference and a bank reference. A start up business will be expected to provide a business plan as well as some other form of security (rent deposit and/or personal or bank guarantee). Whilst prices currently start at just £400.00 pcm there are other options available at this early stage of development to suit much smaller or larger businesses with varying budgets. Prices on application and depending on the tenants needs.

Unit Four

25' 7" x 13' 9" (7.80m x 4.20m) One of two retail units at the end of the buildings with a lovely south facing aspect. Deceptively spacious retail units equally well suited to smaller businesses looking for a office with exposure rather than a shop. The two areas could also be divided into three slightly smaller units for self employed or smaller companies.

Unit Five

23' 7" x 13' 9" (7.20m x 4.20m) The second or two retail units at the end of the buildings. Again a deceptively spacious area and a south facing aspect. These are attractive shop areas which may also be well suited to smaller business wanting a large office space and exposure within the village.

Office Suite One

Approximately 39' x 32' (12.00m x 10.00m) Large suite of existing offices on the first floor. Access from the Mews pavement through a private door with stairs leading up to a large open plan office and reception space. Leading off is four further offices, kitchen and toilet facilities. A door separates the two first floor offices which could easily be used as one overall and impressive office space. NB: This area is equally well suited to a number of smaller business who may only need one smaller office space with a shared meeting room and facilities.

Office Suite Two

Approximately 21' x 18' (6.50m x 5.50m) Also with its own front door from the Mews pavement with a staircase leading up to the first floor landing. The plan consists of two offices including one larger area currently used by the existing tenant as a meeting room. This area could easily be added on to the office suite number one or be used to create shared facilities for other offices. At this early stage a number of flexible options are available.

Other Options Available

Prices for the smallest unit start at just £400.00 per calendar month. The developer is willing to consider a number of different options. Tenants may want bigger units than the floor plan offers and will consider making two units into one larger units. The developer will also consider splitting the first floor premises into small offices suitable for self employed persons or similar looking for cheaper rental options. The earlier any potential tenants make their intentions clear the more flexible the developer may be.

Services

All office and shops will have toilet facilities on site (including a disabled toilet) with mains water and drainage. The rental charge will include electricity on a fair usage basis. The overall bill will be divided fairly between the units and in time any excess use will be payable by the relevant tenant. Building insurance is also included. Business insurance, contents insurance and business rates are the responsibility of the tenant.
